The operator
B3IQ runs this building.
B3IQ is part of NPC Labs. It sells owned AI infrastructure — you buy the GPU machine, it lives here, and the people who assembled it are the people who fix it. This page is for anyone doing diligence rather than shopping.
- The model
- Customers buy the machine outright rather than renting capacity. B3IQ builds it, hosts it and operates it, and idle capacity can earn against what the owner paid.
- The customers
- Research groups at universities with data they are not allowed to hand to a hyperscaler, and companies with steady inference loads who have done the arithmetic on eighteen months of cloud spend.
- The building
- A 2025 concrete tilt-up in Westgate Industrial Park, west Eugene. 28,000 sq ft across suites, 800A, 3-phase, 480V per suite, N+1 power and cooling.
- The argument
- Owned hardware in a building you can visit, on a grid that is roughly 90% carbon-free, operated by people whose names you know. It is a narrower proposition than a hyperscaler and that is the point.

Straight answers
What this site does not claim.
This is not a Tier III certified facility and nothing here says it is. It is a well-specified industrial building with redundant power and cooling, run by engineers who are physically present. For a great many workloads that is the right trade; for a few it is not, and you should know which you have before you sign anything.
Published building specifications on this site come from Lane County records and the Campbell Commercial Real Estate listing for Westgate Industrial Park. Operating claims — floor area, redundancy, staffing, burn-in — are B3IQ's own and are the same ones made on b3iq.org. Photographs were taken inside this building; none of them are stock and none are renders.
80 N Danebo Ave is a working facility holding hardware that belongs to other people. It is not open to the public and visits are arranged in advance.
